Aurora Hills offers 1960s ranch and split-level homes, good schools
Buyers considering moving to Aurora Hills seek an established neighborhood conveniently located near amenities like dining, shopping, and recreation.
Routinely rated as one of the best Aurora neighborhoods, Aurora Hills is known for its homes built in the 1960s, mature landscaping, and large trees.
Ashley Wildeman, 8z real estate agent, is a Colorado native who lives and works in Aurora. “The Aurora Hills neighborhood is popular because the housing stock is high quality, and you can buy from an original homeowner,” she says.
“It offers an older community with the established landscaping and beautiful trees that you don’t get in new builds. With larger lots and privacy fencing, you have space for kids and pets.”
Why the neighborhood appeals
With its larger homes, many 2,000 square feet or more and two to four bedrooms, combined with excellent schools, the neighborhood appeals to families, Wildeman says. It’s especially popular with military families who work at Buckley Space Force Base.
Most of the neighborhood’s houses are single-level ranch or split-level homes. The housing stock is primarily single-family homes with a few condos, Wildeman says. The homes typically are priced in the mid-$400,000s.
“You get more bang for your buck than you do in some other areas,” she adds.
Houses sit on the market for a few days. Condos, with an average $245,000 price, also sell quickly. “Most properties don’t stay on the market more than a weekend,” Wildeman says.
The neighborhood is fully developed and has no space for significant new projects.
Residents typically commute to work at the Denver Tech Center, Buckley Space Force, or Cherry Creek.
Popular neighborhood amenities
The neighborhood has a selection of mom-and-pop restaurants and shops. “There are some small hidden gems here,” Wildeman says.
Popular spots include:
Helga’s German Restaurant and Deli: This family-owned restaurant opened in 1989 with four tables. The menu includes popular German dishes like schnitzel and bratwurst. You will find a selection of fresh German meats, cheeses, and bread in the deli. Bakery items include cheesecakes, strudels, and specialty tortes.
Mile High Pizza and Grill: Offers a selection of pizzas, calzones, burgers, and Italian food.
Pacific Ocean Marketplace: This family-owned business opened its Aurora location in 2014. The marketplace offers fresh seafood and items from China, Vietnam, Japan, Korea, Thailand, Indonesia, India, the Philippines, and more.
Aurora Hills also sits across Interstate 225 from the Town Center at Aurora mall.
Nearby recreation opportunities include the Aurora Hills Golf Course, Expo Park, and the Del Mar Aquatic Center.
